Bring historical results, a current budget, existing debts and available project funds. Distinguish regular receipts from one-time gifts and uncollected pledges.
Compare the amount, payments, rate structure, fees, security and conditions. Ask whether guarantees or additional documents are required and have your advisers review them.
Confirm the outstanding reports, approvals, legal work and funding conditions. For construction, clarify the requirements for each advance before relying on a draw schedule.

LOOK BEYOND THE PURCHASE PRICE
Build a budget that includes mortgage payments, utilities, insurance, maintenance and the organization’s programs. For a renovation or new build, include professional fees, contingency funds and any temporary space you may need.
Ask how the plan would work if fundraising arrives later than expected or project costs rise. A review should consider the organization’s ability to manage the proposed borrowing, not just the property value.
Have your lawyer confirm the authority to borrow and any restrictions affecting the property or funds. Your accountant can help prepare a clear financial picture for review.

You can enquire about purchasing a property, refinancing an existing building, renovating, expanding or developing a new place of worship. Share the project stage, property address and intended use so the team can identify what a financing review would need.
There is no single percentage that applies to every place-of-worship project. The lender considers the property, financing structure and organization’s finances. Ask how the required contribution is calculated and which closing or project costs must be funded separately.
Provide historical financial records showing actual receipts and expenses, together with a current budget. Identify any restrictions on funds and separate money already received from future pledges. The lender decides which income and funds it will accept for the proposed financing.
Possibly, but financing and municipal permission are separate matters. Confirm the proposed use, zoning and permit requirements for the specific address with the municipality and your project professionals. Do not assume that a suitable-looking building is approved for worship use.
A review may require the organization’s legal and ownership documents, financial statements, current budget, bank records, existing mortgage details and the purchase agreement or project plans. Ask your lawyer which board, trustee or other approvals are needed to authorize the borrowing.
A construction review also needs the project scope, cost estimates, schedule and status of approvals. Ask whether funds would be advanced in stages, what must be completed before each advance and how cost overruns would be covered. The funding structure depends on the lender and project.
No. Financing a place of worship does not by itself establish that a product meets religious financing requirements. If your organization needs a particular structure, explain that at the outset and have the proposed documents reviewed by its chosen qualified advisers. Availability must be confirmed.
